Abstract: Depopulation of rural settlements is an urgent problem not only in Russia.
The article examines the impact of second homes on rural settlements in Sweden and conflicts between second homeowners and locals. In attractive destinations, second homes are accused of increasing property values. Some scholars argue that this development is causing the displacement of permanent residents. However, others argue that the current depopulation trend is caused by restructuring of the rural labour market. The author applied empirical research to study the development of second homes and changes in property values in the Stockholm Archipelago. The results showed that the rise in property values was caused primarily by an increase in the number of permanent homes, and that the area was repopulated rather than depopulated. The study found no evidence of negative impacts from secondary homes. I study second-home tourism in Russia. Restricted international travel has made this form of recreation even more attractive. The article gave me a new insight into the impact of second homes on local communities and sustainable rural development. In my research, I attempt to show second homes as a positive factor in the revival of extinct rural settlements.
